Emerging Property was established in 2010 as the exclusive master agents for a leading UK property developer. We have offices in London and Dubai.
Our primary aim is to provide high-yielding, long-term property investment opportunities to private individuals around the world – regardless of their level of experience in the property market. We seek to do this through transparency, honesty and the use of plain, clear language.
Today we have around 2,500 clients worldwide, owning property in 21 developments; 18 of these are fully operational, the others are close to completion. They are located across the UK and in Florida, USA.
Between them, our clients currently earn over £12 million from our properties each year.
What We Do
We specialise in serviced apartments (or “extended stay apartments” in the US) and purpose-built student accommodation.
Together with our developer partner, we carry out extensive demand-led research to identify under-supplied locations where there is a demonstrable shortage of, or urgent long-term need for, these types of property.
We then build the properties to the highest possible industry standards, in the UK we provide a 10-year new build warranty. Furniture, fixtures and fittings are of a similar quality to ensure long-term appeal.
In this way we can deliver our investors 8-12% assured NET annual income, in most cases fixed for 10 years. This in turn makes their properties highly re-saleable and capable of generating significant capital growth of up to 40%.
All our properties are fully managed onsite so our clients’ income is completely hands-off and effortless. After exchanging contracts, they have nothing more to do and nothing more to pay for the contracted term.
Emerging Property’s income is entirely derived from commission paid by our developer partners. We never charge our clients a fee of any kind.
