Pali has developed a website to enable clients to place orders and view these completed orders giving an effective case management system and a way to check the prices before placing an order. This has generated a lot of business for Pali franchisees.

Pali (Property and Land Information) facilitates conveyancing searches to help solicitors manage the transfer of property from seller to buyer. Pali don’t actually carry out the conveyancing itself so no licenses or qualifications are required to own this franchise.

What is Conveyancing?

Conveyancing is the transfer of legal title of property from one person to another.

Under English law agreements are not legally binding until contracts are exchanged.

The normal practice is for the buyer to negotiate an agreed price with the seller then organise a survey and have the solicitor (who will use Pali) carry out their searches and pre-contract enquiries.

Conveyancing is usually designed to ensure that the buyer secures title to the land together with all the rights that run with the land, and is notified of any restrictions in advance of purchase.

Every time a solicitor is involved in a commercial, residential or land transaction they will invariably require a search of the Local Land Charges Register. The purpose of the search is to identify any charges against the property that could affect it either currently or in the future.

All property transactions requiring outside funding will require a search and it is only when a purchase is totally self-funded that a purchaser may choose to forgo the search process. However, this is extremely unlikely as they may not invest with the vendor.
